Our Approach

A collaborative and 
considered process

Sites that can support circa 25-40 homes with a range of either apartments, bungalows or houses and external spaces and can be co-located with a range of uses such as care homes healthcare, housing, retail, leisure.  The communities aspires to be net zero operational carbon and are all sales
 
We also consider refurbishment opportunities including closed care homes and sheltered housing scheme including listed buildings.

Key requirements

Suitable sites for future communities

  1. Location and Connectivity

  • Proximity to public transport and local amenities such as shops, healthcare facilities, and leisure (1/2 mile walk max.)

  • Sites in areas with established or emerging residential or mixed-use neighborhood

  • Site setting i.e. mature trees, listed buildings

     

2. Preferred physical characteristics

  • Site area according to density but require accessible road frontage 

  • Level or have minimal gradient and FRA Zone 1

     

3. Planning Potential

  • Aligned with local planning policies and preference for brownfield sites 

  • C3 use class under ‘Custom and Self Build’ where local policy allows 

     

4. Infrastructure

  • Utilities such as electricity, water and broadband available to boundary

  • Road access suitable for construction vehicles 

     

5. Market and Community Fit

  • Priority given to locations that enhance or complement the existing community infrastructure. 

  • House price of c. £400 p sq ft+ in the immediate surrounding area required

     

Exclusion Criteria

  • Sites with significant environmental constraints (e.g. protected habitats, contamination).

  • Land with legal or ownership disputes.

  • Areas requiring extensive remediation or significant groundwork.


     

Sites acquired conditional on planning and open to options, Golden Brick and other partnership opportunities
 
Reasonable introduction fees payable, should the deal complete, and subject to the site finder not being retained by the landowner or has title to the site
